Grouting Case Study: Cornerstone-Grouting and Underpinning to Rehabilitate Building
Challenge
Situation: We received a call from a client about a vacant unit that had a settlement. When we went out to look at the unit, we found out that it had actually sunk 24’’ in the center of the floor. The client had been monitoring this movement, and in the past 3 months it had sunk 6’’.
Challenges: The previous tenant had power washed the floors every night for years to clean up, causing a significant amount of water to be underneath the structure. It was also discovered that the unit had been built over a wash, further complicating the soils underneath.
Solution
Solution: Arizona Foundation Solutions used a repair method that consisted of underpinning the exterior and interior load-bearing walls using a combination of helical and hydraulically driven piles to place the structure on a deep foundation. The interior slab and soils were compaction grouted to densify the soils and raise the interior slab to an engi-
Conclusion: Not only did Arizona Foundation Solutions stop the continuing settlement, but through our grouting processes, it brought the floor slab back to within a half-inch of its tar-get elevation.
